Duties that the FlexiCARE® manager is responsible for

 

1. Security KPI’s Management

• On Each visitation inspection of the OB Book and reporting on matter of concern

• Informing Stakeholders of any Breaches in Security

• Engaging with Security on site on enforcing of conduct rules and regulations on site2

2. Gardens & Groundskeeping

• Managing of Garden Maintenance Contractor.

• Quality control measures and KPI’s manage for gardening Contractor.

• Preventative and seasonal garden maintenance management and monitoring.

• Procurement, vetting and appointing of reputable landscapers to tend to upgrades on approval of stakeholders.

 

3. Cleaning & Housekeeping

• Managing of service level agreements KPI’s for Cleaning Contractor

• Inspections of site cleanliness & Housekeeping duties

• Meeting with cleaning contractor when needed to discuss concerns & resolve KPI concerns.

 

4. Administrative Duties

• Sending and receiving emails to and from residents & stakeholders

• Weekly, monthly & annual reports as the stakeholders might request

• Sending of warnings, notices & fine letters to tenants & residents

• Management of conduct rules & policies with support of Security & Trustees & Managing Agent
